GENERAL DESCRIPTION
The Director of Maintenance is responsible for all aspects of NCK Tech’s physical plant operations on the Hays campus. General responsibilities include supervision of all maintenance operations, landscaping and maintenance personnel. This position reports directly to the Vice President of Finance & Hays Operations.
SCOPE OF THE POSITION
The Director of Maintenance is responsible for ensuring that all buildings are properly maintained and all equipment is in good working order. In addition, the Director of Maintenance is responsible for the overall appearance of the grounds on NCK Tech’s Hays campus. The Director of Maintenance will also ensure that the College adheres to all Federal and State safety and EPA regulations.
FUNCTIONAL RESPONSIBILITIES
- Coordinate and supervise all campus construction projects
- Develop bid specifications for major projects on the Hays campus
- Develop the maintenance operating budget for the Hays campus
- Maintain all Electrical and Plumbing systems on campus
- Maintain sprinkler systems on campus
- Maintain all heating and air conditioning systems on campus
- Maintenance and repair of boilers and boiler systems on campus
- Complete campus inspections on a regular basis
- Responsible for maintaining all building structures
- Snow Removal
- Responsible for shipping and receiving supplies and equipment
- Keep accurate records of all maintenance activities
- Maintain accurate material safety data sheets(MSDS)
- Concrete work
- Responsible for maintaining and repairing maintenance equipment
- Create and maintain a safe working environment
- Delegate projects to maintenance staff
- Manage and supervise maintenance department personnel
- Ensure quality control in the work of the maintenance department
- Other duties as assigned by the Vice President of Finance & Hays Operations or the President

REQUIRED KNOWLEDGE, SKILLS AND PERSONAL QUALIFICATIONS
- Working knowledge of basic carpentry, electricity and plumbing
- Good mechanical skills
- Ability to interact with a broad range of individuals
- Excellent communication skills
- Ability to coordinate multiple projects/tasks
- Knowledge and understanding of blueprints and schematics
- Strong working knowledge of commercial facilities and construction projects
- In-depth knowledge of HVAC mechanical systems, landscaping, building maintenance, and custodial operations
- Experience with a variety of shop tools and equipment
- Experience in equipment repair and maintenance
- Basic computer knowledge/skills
- Ability to delegate duties and responsibilities to maintenance staff
PREVIOUS EXPERIENCE
- Experience in construction and carpentry
- Experience with basic electricity
- Experience in HVAC and plumbing systems
- Experience with heavy equipment machinery and equipment
- Experience with lawn chemicals and grasses
- Experience in personnel supervision
- Experience in Higher Education preferred
EDUCATIONAL BACKGROUND
- High School diploma or equivalent required
- Associate degree in construction or a related field preferred
